Mould and Dampness at Rentals

Once you move into a rental property, it’s essential to keep the house clean and tidy to maintain a healthy living environment. This includes preventing mould and dampness by ensuring the house is well-aired and ventilated. A dry, ventilated home is not only easier to heat but also healthier for you and your family.Mould and damp are most likely to occur during autumn and winter. To protect your health and that of your household, remove mould as soon as it appears. Use a clean sponge or cloth to wash it off, rinsing often to prevent the mould from spreading.

Tips to Ventilate and Reduce Damp in Your Home

  • Air your home regularly: Open doors and windows for 10-15 minutes each morning. Airing out a room after turning off the heater helps avoid condensation. Keep curtains open during the day.
  • Use energy-efficient heaters: Heat rooms in use to at least 18°C. Avoid using unflued or portable gas heaters.
  • Dry washing outdoors: Use a washing line or a rack under a covered verandah, garage, or carport.
  • Vent clothes dryers outdoors: Ensure clothes dryers are vented outside to prevent moisture build-up.
  • Cover pots while cooking: This minimizes steam and moisture release.
  • Use extractor fans and rangehoods: Keep them clean to ensure they operate effectively.
  • Manage bathroom moisture: Turn on the bathroom fan before a shower, close the door, and open the window. Leave the fan running until moisture clears.
  • Move furniture away from walls in winter: A 10cm gap discourages mould growth, especially on external walls.
  • Leave wardrobes slightly open: This promotes air circulation, preventing mould on fabrics.
  • Use a dehumidifier on damp days: Dehumidifiers reduce condensation but should be used alongside other moisture-control measures like heating and ventilation.

Additional Tips to Prevent Mould and Damp

  • Wipe condensation daily: Remove it from walls and windows to prevent moisture accumulation.
  • Manage shower curtains: Keep them inside the shower or bath to avoid drips, and wash them every few weeks.
  • Limit indoor plants: Only keep a few, as they can add moisture to the air.
  • Air mattresses: If using a mattress on the floor, air it daily and consider using a bed base for better circulation.
