Tenancies in New Zealand legally start and end at midnight, meaning tenants have possession of the rental property until midnight on the final day of their tenancy. 

This is an important detail for landlords, tenants, and property managers to keep in mind to ensure a smooth transition at the end of a lease.For example, if a tenant gives notice to vacate on the 15th of the month, they are entitled to occupy the premises until midnight on the 15th. However, collecting keys at midnight is often impractical. Instead, it is common practice for landlords or property managers to meet the tenant the following morning (e.g., the 16th) to collect the keys, complete a final walk-through, and inspect the property.

If you are selling the property or planning to move back in, it is crucial to consider this timeframe. Allow several working days after the tenant has vacated for property inspections and any necessary work to bring the home back to standard. This ensures any issues, such as cleaning or minor repairs, are resolved before settlement or the owner regains possession.
